The historic Perthshire town of Alyth is a picturesque town situated on the Alyth burn located 62 miles north of Edinburgh and 442 miles north of London. The town straddles the burn which bears it name. Most of the town lies in a shallow, sheltered basin around 330 feet (100 meters) above sea-level, nestled under the Hill of Alyth (970 feet or 295 meters) which is part of the southern edge of the Perthshire Highlands.

The beautiful Perthshire countryside provides a wide variety of walks around Alyth, with more adventurous routes available in Strathardle, Glenshee and Glenisla, approximately 30 minutes by car. Amenities in the town include shops, small supermarkets, primary school, dental practice, museum and health centre. The first-class local rivers provide the opportunity for fishing, with golf available both locally, and at the nearby famous championship course in Blairgowrie.

The Home Report, which is available by request and also on our website www.millergerrard.com, makes reference to the SEPA Flood Map, and the property being located within an area at high risk of river water flooding. The watercourse, to the rear of the property flooded further upstream, within central Alyth, and The Workshop, due to its elevated position, was not affected.
